Pet Stain & Odor Removal in Northern Virginia
Professional enzyme treatment that eliminates pet urine, odors, and stains from carpet — not just covers them up. Serving Springfield, Burke, Fairfax, Alexandria, Lorton, and Woodbridge.
Why Pet Odors Keep Coming Back — And How We Stop Them
What most cleaners get wrong
Pet urine spreads beyond the visible stain — soaking into padding and subfloor beneath areas that look fine on the surface, where standard cleaning never reaches.
Deodorizers and over-the-counter enzyme sprays mask odor temporarily but don’t penetrate deep enough to break down uric acid crystals in the padding or subfloor.
Cleaning without a UV inspection first means treating visible spots while missing the contamination that’s actually driving the odor.
How we do it differently
We map every contaminated zone with UV light before cleaning — so nothing gets missed and you don’t get a partial result.
Professional-grade enzyme treatment breaks down uric acid crystals at the molecular level — eliminating the odor source rather than covering it up.
We’ll tell you honestly when the pad needs replacing — and can coordinate pad replacement and subfloor treatment as part of the same service visit.
Backed by the Total Precision Guarantee — we document the condition, explain the expected outcome, and stand behind our work.
Our Pet Stain & Odor Removal Process
Every pet odor job follows a structured process designed to address contamination at the source, not just the surface. Here's what to expect from start to finish.
UV Inspection & Area Assessment
We use UV light to identify all urine deposits, including dried and invisible spots. This ensures no affected area is missed and allows us to build an accurate treatment plan before we begin.
Pre-Treatment & Fiber Prep
We apply a professional-grade pre-spray to loosen surface soils and prepare the carpet fibers for deep enzyme penetration. This step protects fiber integrity and maximizes treatment effectiveness.
Enzyme Treatment Application
Professional-grade enzyme solution is applied directly to each affected zone and worked into the carpet, pad, and backing. The enzymes begin breaking down urine crystals on contact and continue working through dwell time.
Hot Water Extraction
We extract the treated material using truck-mounted hot water extraction — the most effective method for flushing out broken-down contaminants, residue, and moisture from the full depth of the carpet system.
Post-Inspection & Results Review
We walk the area with you after treatment, re-inspect with UV light where applicable, and confirm results. If any spots require additional attention, we address them before we leave.
Why Choose Total Cleaning Service for Pet Stain & Odor Removal?
UV Inspection Finds What Your Nose Can't Locate
Pet urine spreads beyond the visible stain — often soaking into padding and subfloor beneath an area that looks fine on the surface. We use UV light to map every contaminated zone before we start, so nothing gets missed and you don't get a partial result.
Enzyme Treatment That Eliminates Odor at the Source
Deodorizers mask odor temporarily. Our professional-grade enzyme treatment breaks down the uric acid crystals that cause pet odor at the molecular level. Once treated and dry, the odor source is gone — not covered up.
Honest Assessment — We'll Tell You When the Pad Needs Replacing
If pet urine has saturated the carpet padding or reached the subfloor, cleaning alone won't solve the problem. We'll tell you honestly when pad replacement is the right call — and we can coordinate that as part of the same service visit.

Frequently Asked Questions
Everything you need to know before you book your service.
Will enzyme treatment completely eliminate pet odor from my carpet?
In most cases, yes, when the contamination is limited to the carpet fibers and padding. Professional enzyme treatment breaks down uric acid crystals at the molecular level, the only way to permanently eliminate pet odor rather than mask it. If urine has soaked through the padding into the subfloor, enzyme treatment alone may not be sufficient, and pad replacement or subfloor sealing may be needed. We assess the severity of contamination with UV light before we start and tell you honestly what to expect from the treatment.
How do you know where all the pet urine is if I can't see it?
We use a UV inspection light before any cleaning begins. Pet urine fluoresces under UV light even after it has dried and become invisible to the naked eye — including spots that have never been visibly wet or stained. This lets us map every contaminated zone across the room before treatment, so we address the full extent of the problem rather than just the visible spots.
What happens if pet urine has soaked through the carpet padding?
Urine that has saturated the padding continues to release odor as it reactivates with humidity — cleaning the carpet surface won't resolve it. In those cases, we recommend pad replacement: we pull back the carpet, remove and replace the saturated pad, treat the subfloor with an enzyme solution, then reinstall the new pad and re-stretch the carpet. In extreme cases where urine has reached the subfloor, an odor-blocking primer may also be needed before the new pad is installed. We assess severity on-site and give you a clear recommendation before any work begins.
Can you treat pet odor on multiple types of flooring in the same visit?
Yes. We offer pet odor enzyme pre-treatment as an add-on for carpet cleaning, wood floor cleaning, and LVP floor cleaning — all in the same visit. If your home has carpet in some rooms and hard floors in others, we can treat all affected surfaces in one appointment, so the odor is addressed throughout the home rather than room by room.
How much does pet stain and odor removal cost in Northern Virginia?
Pricing is based on the number and size of affected areas and the severity of contamination. A $300 residential minimum applies. UV inspection is included in the service. Pad replacement, if needed, is quoted separately after the on-site assessment. We provide clear pricing before any work begins and discuss all options with you before proceeding.
